A recent study in The Journal of Real Estate Finance and Economics revealed that curb appeal could affect up to 7% of the price of your home. Whether you're planning to stay for many more years or thinking about selling, it's a good idea to consider the state of your driveway.
Driveway replacement can instantly boost curb appeal and make your home look nicer. However, when is the best time to replace your driveway? Read on to find out.
THE BEST TEMPERATURES FOR DRIVEWAY REPLACEMENT
If you have a brand-new asphalt driveway installed, the base layer should only be placed when the temperature of the ground is 5°C or more. However, the upper layers require temperatures of 10°C or more. These are the minimum temperature requirements.
So what's the best season to pave a driveway?
It's better to wait until temperatures reach 20°C or higher. Firm ground and warmer surface and air temperatures are best for paving with asphalt. That's why we recommend having driveways paved or repaired in the late spring or summer.
WHAT ELSE IMPACTS PAVING A DRIVEWAY?
Temperature isn't the only factor that can affect asphalt paving. The weather also plays a part and can impact the installation process.
For instance, heavy rain can cause the asphalt to cool too fast. It can also cause water damage.
The best time to install a driveway is in the warmer but dryer months.
WHAT ABOUT EMERGENCY REPAIRS?
Driveway replacement is one thing, but what about emergency repairs? These include big potholes, serious cracks, and overall structural failure. You don't have to (and shouldn't) ignore these issues. Even in the winter, it's possible for an asphalt repair company to patch these up.
Cold-mix asphalt is pliable enough to use even in winter. Keep in mind that cold mix patches are often only enough to get you through the winter. Come warmer weather, you should get a proper repair with hot-mix asphalt.
SIGNS YOU NEED A NEW DRIVEWAY
Are you unsure if you need to replace the driveway or if you need driveway repairs? In most cases, a simple look at your driveway should be able to determine if you need to replace it.
Cracks are one of the most obvious signs. Not only are they unsightly, but they're also a red flag you need repairs or a new driveway. Small cracks can be quickly repaired, but deeper or wider cracks may be too much to repair.
Another big sign you need a new driveway? Potholes. They're dangerous for people and vehicles.
A rough-looking driveway or a driveway older than 20 years is also due for a replacement.

Asphalt is a popular choice among homeowners for driveways due to its durability and cost-effectiveness. Many companies use recycled asphalt for the base layer, which is environmentally friendly and more affordable than fresh asphalt. These factors make asphalt the ideal material for your driveway.
You don’t need to worry about compromising the aesthetic appeal of your property as asphalt gives a seamless finish.
Asphalt is known to withstand harsh weather conditions and natural elements better than other materials and is less likely to get damaged easily.
It is an easy-to-manage option as it requires little maintenance and stays intact for extended periods.
This is one of the primary reasons why asphalt is a preferred choice among homeowners.
Asphalt is more flexible than concrete, making it less vulnerable to significant cracking.

"Asphalt overlay" or "Resurfacing" refers to paving asphalt on top of existing asphalt. It is generally done after comprehensively examining your current asphalt pavement for cracks, faults, or problem areas. If your pavement is in good condition, the top layer is removed for improved grip and a fresh layer of asphalt is laid on top. Sealing may be ideal if your existing asphalt is in good shape but needs renewal.
Cold mix asphalt is typically used in the off-season or for minor repairs. We employ hot mix asphalt most of the season for optimal results.
Asphalt aftercare requires you not to use or drive over it for 24-48 hours. The duration is longer for hotter seasons. It should be followed with the standard regular seal coating and resurfacing maintenance.
A homeowner can expect the driveway to last 30 years or longer if they use good products. Many projects can survive 40 to 50 years if properly maintained. Regular maintenance and vigilant care of your pavement or parking lot can considerably extend your property's life.
